Gary Illsley

Managing Director

Gary has over 35 years experience in the world of business, both managing and owning a number of successful companies. For the past two and a half decades, Gary has been co-owner and Managing Director of Silverlane Developments together with his long term business partner Steven Carnes.

His role and expertise within Silverlane primarily involves identifying, negotiating and acquiring potential residential development sites throughout the North West of England and beyond. 

Gary is heavily involved with both developing and implementing long term strategies to strengthen the company’s market presence. He also specialised in the affordable housing market, delivering a number of sites across the North West and London.

Steven Carnes

Managing Director

Steven is a chartered surveyor who specialises in residential & mixed-use development. He started his career in 1991 at Dunlop Heywood as a trainee surveyor dealing with Manchester City Centre development. His next move was to Knight Frank in 1994 where he assisted in setting up the first residential division outside of London, where they pioneered the concept of City Centre living.

Steven was later headhunted to lead Savills Manchester Office, the Land & Property Division. Before becoming co-owner of the privately run property business, Silverlane Developments, with his business partner, Gary Illsley.

With over 30 years experience of the Greater Manchester residential property market, Steven is at the centre of understanding and know how for delivering successful projects in the area.

Jeff Niland

Construction Director 

Jeff is a Residential & Commercial construction professional with over 25 years of experience in the industry. His day-to-day role is the management of projects from pre-construction, pre-tender through to completion, he also has extensive knowledge of all technical aspects of the building trade. 

Within his 25 years he has gained extensive experience and knowledge in the following sectors – Residential / Commercial / Apartment schemes / Tower Buildings / New Build housing schemes (Timber frame and Traditional construction) / Major alterations / refurbishments / Major extensions / Education sector schemes / heritage and listed buildings schemes.

Jeff is a qualified Member of the Chartered Institute of Building and is qualified to IOSH Standard. (Institution of Occupational Safety & Health).

Lucas James Stevens 

Development Assistant

Lucas, the newest member of the team, shares our passion for new build property development and is a great asset to the company. 
He supports the team on new land acquisitions, planning applications, sales and rental analysis, development appraisals, research and assisting in all other development matters.

Lucas is currently studying towards a real estate development and management degree alongside completing a HNC in construction at the University of Salford. While completing the degree and working alongside the team at Silverlane this allows him to put his learning into practical situations to overall enhance his knowledge in the sector.
